Florida sun breaks down cheap acrylics fast, so we talk with the owner or manager about coating type and sheen before we commit, since a flat exterior on a stucco building in full south exposure will look tired in a few years while a better acrylic with UV blockers holds color longer. Humidity also means mildewcide in the paint isn't optional on shaded walls or anywhere water pools. Work is scheduled to keep parking lots, entrances, and loading areas usable, and we protect landscaping, signage, and glass before spraying starts.
How it runs
- Site walk and scope We inspect the building, note failing areas, and confirm colors, sheens, and coating type with the owner or manager.
- Prep and repair Pressure washing, scraping, caulking, and any needed wood or metal repair happen before any primer goes on.
- Priming Bare or damaged areas get the right primer for that substrate, rust inhibiting on metal, bonding primer on chalky old paint.
- Coating application Finish coats go on by spray, roll, or brush depending on surface and location, with drying time built into the schedule.
- Punch list and close out We walk the property with the manager, fix anything flagged, and clean up debris and overspray.
