Tenant improvement work sits inside a bigger construction schedule, so timing matters as much as the finish itself. Drywall goes up and gets finished, paint follows once other trades clear the space, and any delay in that sequence pushes back the date a tenant can move in. We coordinate with the general contractor or property manager on the schedule so paint and drywall aren't the reason a lease start date slips.

Building standard finishes come up constantly in this work, landlords often have a set spec for wall color, sheen, and trim that every suite needs to match so the building reads consistently from one tenant to the next. We confirm that spec before starting rather than assuming a suite should look like whatever the previous tenant had. Turnovers move fast between one tenant leaving and the next moving in, and that window is often tight, so we plan crew size and sequencing around getting the space ready without cutting corners on prep that would show up later as a callback.

How it runs

  1. Schedule coordination We align with the GC or property manager on when drywall and paint fit into the overall build out timeline.
  2. Drywall and finish work Walls are framed, hung, and finished once the space is ready for that phase.
  3. Painting Paint is applied to building standard or tenant specified colors and sheens.
  4. Final walk through The space is checked against the lease timeline and any punch items are cleared before handoff.
